How we calculate trust scores and deliver transparent, data-driven developer ratings for Dubai real estate.

Trust Score Formula

Our Trust Score (0-100) is a weighted combination of four key performance dimensions. Each developer's score reflects historical behavior and investor confidence:

On-Time Delivery (40%)
40 points max

Percentage of completed projects delivered on schedule, based on RERA and DLD handover records. Rewards consistency; penalizes serial delays. Formula: (handoverOnTimePct / 100) × 40.

Financial Strength (25%)
25 points max

Assesses balance sheet health, funding sources and ability to complete projects. Considers: public listing status, credit rating, revenue growth, debt-to-equity ratios. STRONG = 25, STABLE = 20, MODERATE = 12, WEAK = 5.

Complaint Volume (20%)
20 points max

RERA complaint ratios and buyer dispute frequency, normalized per 100 completed units. LOW = 20, MEDIUM = 10, HIGH = 3. Reflects project execution quality and buyer satisfaction.

Post-Handover Performance (15%)
15 points max

1-year average property appreciation post-handover, plus resale velocity (days on market). Higher appreciation and faster liquidity reward superior investor returns. Formula: (appreciation % / 5) + (50 / daysOnMarket) capped at 15.

Badge Thresholds

GOLD Badge: 85-100

Trusted market leaders. Exceptional delivery, strong financials, minimal complaints. Recommended for risk-averse investors.

SILVER Badge: 60-84

Solid performers. Good track records with manageable delays. Suitable for balanced portfolios.

BRONZE Badge: 45-59

Mixed track records. Possible delays, higher complaints. For tolerant investors comfortable with extended timelines.

WATCH Badge: <45

Higher risk. Significant delays, financial concerns, weak track records. Only for very patient, risk-tolerant investors.

Data Sources

  • RERA (Real Estate Regulatory Authority) Offical handover records, complaint databases, dispute resolution outcomes. Primary source for on-time delivery and complaint metrics.
  • DLD (Dubai Land Department) Title transfer records, transaction history, transaction counts. Validates market activity and liquidity.
  • Public Filings Annual reports and financial statements from DFM and ADX listed developers. Audited revenue, profit, debt ratios.
  • Project Announcements Developer press releases, investor presentations, official timelines. Cross-validated against RERA handover dates.
  • MRK Market Data Price indices, resale velocity (median days on market), post-handover appreciation (Q1-Q4 price tracking).
  • Third-Party Reviews Buyer forums, real estate portals, expat communities. Triangulated with official data (not primary, supporting only).

Update Cadence

Trust scores are updated quarterly (Q1, Q2, Q3, Q4) as new RERA handover data, financial reports and market metrics become available. Material shifts (e.g., major delays, regulatory action) trigger immediate updates. Methodology is reviewed annually to incorporate new factors or adjust weights based on market evolution.

Limitations & Disclaimers

  • Historical Data. Trust scores reflect past performance. Future delivery is not guaranteed. Market conditions, economic cycles and external events (e.g., pandemics) can alter timelines.
  • Project Variability. Developers may vary by project. A TIER_1 developer's budget segment project may underperform; a TIER_2 developer's flagship may overdeliver. Scores are portfolio-level, not project-specific.
  • Market Dependent. Post-handover appreciation and resale velocity reflect Dubai market conditions at time of measurement and may not persist. Property type, location and timing significantly impact returns.
  • Financial Strength Snapshot. Public company ratings reflect latest available filings. Private developers' financials are less transparent; ratings based on available disclosure and market behavior.
  • Not Investment Advice. This data is for informational purposes. Consult licensed financial advisors, lawyers and real estate agents before committing capital.
  • Scope. Ratings cover residential projects. Commercial, industrial, or hospitality developments may have different risk profiles.

Why Scores May Shift

Trust scores are not static. Expect annual shifts of 2-5 points due to:

  • New project completions (updates delivery % and complaint ratios).
  • Updated financial filings (may improve or weaken financial strength tier).
  • RERA regulatory actions or settlements (impacts complaint scoring).
  • Market appreciation/depreciation cycles (affects post-handover performance).
  • Methodology refinements (annual review adjusts weights for relevance).

How to Use These Scores

Trust scores are a starting point, not a guarantee. Use them to:

  • 1.Shortlist developers by tier and badge (GOLD for conservative, SILVER/BRONZE for moderate risk tolerance).
  • 2.Compare head-to-head on specific metrics (on-time, appreciation, payment flexibility).
  • 3.Cross-check with project details, location and your personal investment goals.
